Budget

Making sure you select a property within your budget! We have many properties to suit different budgets and requirements, however it is not viable to choose higher cost property if it is not sustainable throughout the year. When requesting a viewing, please make sure you provide an accurate budget for accommodation, so that we can suggest properties within your budget.

Amenities

Off-road parking? Smart TV’s? En-suites? Any specific amenities you require, we can offer. Our properties boast unique amenities to ensure that you have everything you require. The specific amenities of each property are listed within the adverts, but feel free to contact us for more information. As standard in our student properties, each bedroom has a double bed, wardrobe, chest of drawers, desk and chair.

Location

Our properties are mostly located near Reading Town Centre and the Reading University campus, however as the campus is quite large with many entrances – it is essential to know where lectures are based so that the property you choose is as convenient as possible. We are here to guide you through this process, so just let us know where you are based and we can help you choose the right location.

The Process

Viewings

Securing your Property

We ask for a holding deposit of £100 per person. This will secure your property and we will immediately cease all marketing and further viewings on that property. Once this is paid, we will send out the tenant application forms and guarantor agreements for signing.

Completing your Application

Once you receive your application documents, we aim for the entire signing process to be wrapped up within two weeks – from guarantor and tenancy applications to contract signing. The tenancy application form is to be completed by the tenant and the guarantor forms to be completed by the tenant’s guarantor. At this point sufficient ID’s are also required.

Contract Signing

Towards the end of the two-week period and assuming all forms and IDs provided are sufficient, we sign the assured shorthold tenancy agreement. This will be sent out in advance for you to review. Prior to the contract signing the remainder of the deposit will need to be paid. Once the contract is signed the property is all yours for the signed term. The first month’s rent is due prior to move-in.

Move-In

The 1st July is the move-in date. You can arrange access to the property any time after 12pm. This will need to be arranged with our Inventory Clerk, who will complete your check-in. Further details will be provided closer to the time.
