Budget

Making sure you select a property or room within your budget! We have many properties to suit different budgets and requirements, however it is not viable to choose higher cost property if it is not sustainable throughout the tenancy. When requesting a viewing, please make sure you provide an accurate budget for accommodation, so that we can suggest properties within your budget.

Location

Our properties are conveniently located across Reading. We offer properties near Reading Town Centre, close to transport links, such as Reading and Reading West Station and the M4 and industrial parks, such as Thames Valley Park, Green Park etc. Within each advert is a list of nearby landmarks, so do take a good look and find a location that suits your needs.

The Process

Viewings

Securing your Property

We ask for a holding deposit of one weeks rent. This will secure your property and we will immediately cease all marketing and other viewings on that property. Once this is paid, we will send out the tenant application forms and requirements in order to complete referencing.

Referencing

We will require the following when completion your referencing:

  • Completed tenancy application form
  • 3 months’ payslips/proof of income to show affordability (usually collective earnings must be three times the monthly rent)
  • 3 months corresponding bank statements
  • Previous landlord reference
  • Identification checks

Contract Signing

Once the referencing is complete, we sign the tenancy agreement. This will be sent out in advance for you to review. Prior to the contract signing the remainder of the deposit will need to be paid. Once the contract is signed the property is all yours for the signed term.

Move-In

On your move in day you will meet an independent Inventory Clerk at the property who will check you in to your new property. The Inventory Clerk will provide you with a condition report, meter reading and general move-in information.  We ask that the first month’s rent is paid prior to this check in
